Specific submittal requirements and application fees will be determined on a case-by-case basis based on the nature of the Improvements. Owners and/or Consultants are to contact Design Review to verify whether an Improvement qualifies for the Post-final Improvement process. Upon receiving permission to proceed under the abbreviated process, the Owner and/or Consultant will obtain a list of specific submittal requirements from Design Review.

existing Structure improvements
Existing structure improvements include alterations, additions or rehabilitation of an existing structure such as massing changes, exterior finishes, window replacement, roof alterations, mechanical equipment, and other similar design elements. Typically these requests do not require a preliminary design review of Design Review Committee Approval, but projects will be reviewed and assigned requirements on a case by case basis.
Site & Landscape improvements
Site and landscape Improvements include plant or tree additions, sports courts, patios, pool and spas, water features, fire features, and other similar design elements. Typically these requests do not require a preliminary design review of Design Review Committee Approval, but projects will be reviewed and assigned requirements on a case by case basis.
New Construction
For new design and construction of accessory buildings such as garages, ADU’s, greenhouse, studios requires Preliminary Design, Final Design and Design Review Committee Approval. Design Fees, Construction Oversight Fees, and Deposits will be assessed on the scope of work and will be assigned during Preliminary Design Review. Visit the Design Review page for more information.
New Construction Design Review fees range from $5,000-$7,500.
Construction oversight fee of $1,250 per quarter or $7,500 for two years will be determined based on project scope.
A $10,000 Construction Compliance Deposit will be collected prior to construction beginning.
Improvements project fees & Deposits
Specific submittal requirements, fees and deposits will be determined on a case-by-case basis by Design Review and based on the scope of improvements, equipment used and project duration. Please submit Post Final Improvement Request form and any related plans or documents to design@ccthoa.org.
