The Design guidelines establish intent, aesthetic and sustainabilty.
The Design Review process has been developed to ensure that all new construction, alterations and renovations as well as site Improvements conform to the guiding principles of Clear Creek Tahoe. The Owner is to retain competent assistance from a Licensed Nevada Architect or Clear Creek Approved Designer, Landscape Architect or landscape design professional, Licensed Structural Engineer, Licensed Civil Engineer, Licensed Contractor and any other Consultants as necessary.

Residential Design Process Overview
Pre Design Conference
Prior to preparing any drawings, the Consultant team is required to meet with Design Review on the homesite to discuss proposed plans and resolve any questions regarding building requirements. The Pre-Design meeting will be set by appointment with Design Review and will initiate the review and approval process.

Conceptual Design Conference
Design Review provides an optional phase called the “Conceptual Design” conference, which is intended to provide early input on the site plan, floor plans and elevations (if available). It is suggested that Architects and Owners who are new to the Clear Creek Tahoe Design Review process or who are submitting more transitional or mountain modern concepts take advantage of this phase.

The Preliminary Design package is required to represent a sufficiently developed exterior schematic level of development including the site grading, massing and conceptual material applications. During the Preliminary Design Review process, submittals will be reviewed to ensure that structures are sited to step with topography, blend with the landscape and site impact. The transition between the home and the surrounding environment accomplishes the intent and standards of the Design Guidelines. Building massing is consistent with the Fundamentals of Composition and other requirements in the Design Guidelines. Massing must be substantially developed so as to materially “Pass” the Preliminary Design phase.

During the Final Design Review process, submittals will be reviewed to ensure that any critical issues discussed at the Preliminary Design submittal have been addressed and resolved, No significant changes to the massing have occurred and building details, materials and colors are appropriate for the site and comply with the Design Guidelines.

To assist members of the community in the design of their new homes, Clear Creek Tahoe established a set of guidelines to shape the architecture and landscape. The underlying objective is to produce a community identity – one that is unified, but still diverse – that celebrates and enriches the region’s ongoing history and natural beauty.

fees & scheduling Timeline
$7,500 Design Review Fee
The Design Review Fee is to be paid prior to conceptual/preliminary design review meeting.
Scheduling timeline
Pre-Design Conference remains valid for one year. The Conceptual/Preliminary Design submittal is to be scheduled within one year of the Pre-Design Conference. The Final Design Review is to be scheduled within one year of Preliminary Design Review approval. Construction should commence within one year of receipt of the final approval letter and should be completed within twenty-four months.

Clear Creek Tahoe Window Coverings Statement
As the interior finishes of the home are explored, please keep in mind that all window coverings facing the exterior of the home must be approved by Clear Creek Tahoe Design Review prior to ordering or installation. The color of these coverings should be complementary to the exterior siding and in no case should be white in color.
